|Recommended: NoBeen here 3 days and already having regrets. — The building looks amazing when you tour it, but once you move in, the flaws quickly begin to show.
I was never given a walkthrough before moving in, and by the time my furniture arrived, it felt a little late to start nitpicking. Unfortunately, there was plenty to find.
The floors in my apartment were disgustingly dirty, and the toilet had black mold in it. When I opened the washing machine, the inside was covered in moisture and smelled strongly of mildew. There was even a cup filled with trash left sitting on the counter. This was not the condition I expected a supposedly move-in-ready apartment to be in.
There was also no carpeting in the hallways because it is apparently being replaced following a previous pipe leak. I even had to call maintenance just to have someone show me how to properly lock my apartment door.
Then there was the open electrical box in the ceiling where a light fixture clearly should be. There is a wall switch and an electrical box, but no actual light. When I called about it, I was told that I would need to purchase my own fixture and install it myself. Apparently, providing the wiring and switch is included, but the actual light fixture is where they draw the line. Considering the amount of rent I pay, it's pretty shocking that management can't spring for a basic 50 light fixture.
The balcony wasn't much better. There was what appeared to be the remains of an obliterated wasp nest, and below the balcony were empty liquor bottles and discarded plant waste.
Rather than immediately calling maintenance for everything, I cleaned the toilet myself and ran the washing machine through cleaning cycles to try to get rid of the mildew smell.
When I finally took a shower, I discovered that the water takes quite a while to heat up, wasting a significant amount of water in the process. The plastic tub also creaks loudly when you stand in it and feels very cheap. There is also hardly any usable space for shampoo, soap, or other shower products.
Then came day three.
At 4 50 a.m., I was jolted awake by the fire alarm screaming throughout the building. Residents evacuated into the rain, including families with children. We were later told that the alarm was caused by a malfunction of the fire pump.
The following morning, I walked down to the garage and found standing water on every level of the stairwell.
And this is all within my first week of living here.
The building certainly makes a great first impression during the tour, but my experience after moving in has been very different. Between the cleanliness issues, unfinished or missing fixtures, evidence of previous water problems, maintenance concerns, and a 4 50 a.m. evacuation caused by a fire-system malfunction, it has not exactly inspired confidence.
It's only week one, so I can only hope it gets better from here. Right

Apartment Review
Living here so far has been a positive experience. The building is clean and well-maintained, management is responsive, and maintenance issues are handled quickly. The location is convenient, and overall it’s a comfortable and reliable place to live with ample parking and great on site amenities.
|Recommended: NoI hope you guys don’t delete this. In my opinion and from what I’ve experienced, the rating does not accurately reflect people’s opinions.
|Recommended: NoDirty, loud, apathetic management, fire alarms twice a month and hard to pay rent — Modera 55 is a poorly maintained, with dirt on the hallway floors, dirty stairwells, dirty workout room, too many cars parked in the garage overnight, kids smoke pot in the parking garage, so if you park your car on the first floor ramp, it's likely to smell like weed when you drive it away. And when the neighborhood kids aren't smoking pot in the garage, they pull the fire alarms which means ALL the residents need to exit the building and wait for the fire department to show up and release the alarm. I've lived he since January 16, 2024 and the fire alarms have been pulled twice in the first month. The alarms inside the building are deafening and all you can do is exit. Sadly, like the boy who cried wolf, when the residents need a fire alarm to work, most will think it's a hoax because of the frequency of the pot smokers fire drill. Modera 55 put up cameras or have the city restrict access to the garage. I would never recommend this place. And honestly look forward to moving out mainly due to the filth, struggle to simply pay rent and apathetic attitude of management.
I cannot make payments from my online banking account bill pay. I'm required to come into this on-line system once month to pay my rent rather than making all my monthly payments from one single location. Now I'm trying to pay rent on 2 25 for March 1 and the bill is not yet posted. So, I cannot pay my rent for March and have to come back to his site at another time, once the invoice is posted. Totally unnecessary, total waste of time.

From rooftop yoga, which is awesome, to bingo to other classes and opportunities such as getting a professional headshot photo, the events are a huge perk of living here and a wonderful way to meet so many nice people living in the building. |Recommended: YesIt doesn't take two men to change a cabinet — why did it take two men to change my cabinet and it took them from feb-april to get it done. also, 200 Are you joking me I have renters insurance from progressive. It should cost nothing.
Also, I felt uncomfortable around one of the men. It seemed as if they were looking around my apt for alternative reasons. Met family is in construction.
I could've changed that cabinet myself, alone. in under 45-50min I had a friend over and she felt the exact same as I did. extremely uncomfortable that it took ridiculously long that they were stalling so that they could look around my living room kitchen.
